Modern Life in a Historical Environment
The Area
Herschel Strasse is located next to the baroque Charlottenburg Palace on the outskirts of the city centre, plus 400 metres away from the S- and U-bahn station Jungfernheide, the city motorway is a mere kilometre away and Tegel Airport only 10 minutes away by car.
It may be known for its bustle, but Charlottenburg is first and foremost a residential district with many quiet zones in the middle of the growing mega-city. 25% of the district consists of green spaces for sporting, recreation and relaxation.
The Palace Gardens (Schlosspark) is a popular tourist destination, supplemented by Mierendorffplatz in the immediate vicinity and the popular jogging, strolling and sporting paths around the Lietzensee. Charlottenburg has a long tradition of recreation, with a reputation among Berliners dating back more than 200 years as a fantastic destination for weekend excursions and summery outdoors activity.
Sophie Charlotte and Queen Luise themselves used to stroll aboutthe Palace Gardens on the opposite side of the Spree. The important baroque garden is popular not just with fans of art and architecture, but with Charlottenburgers themselves. Along the very same grounds where heads of state are routinely feted, the residents of the Schlosspark Carrée can take their daily constitutional or enjoy a few quiet moments on a park bench. The baroque Charlottenburg Palace was heavily damaged in the Second World War but has been meticulously rebuilt and reconstructed like the original and today contains a museum displaying the famous porcelain cabinet among other treasures. Classical concerts are held on a regular basis in the White Hall.
Additional highlights of Berlin culture can be found directly in front of the Palace court: the Berggruen Collection and the Bröhan Museum. With numerous museums and a year-round programme in and around the Palace Grounds, residents have their choice of multi-faceted cultural offerings in the immediate vicinity.
The Development & Property
Over half of the apartments in this project are now owned by the tenants themselves. When you consider that in the rest of Berlin the statistic is just 18%, this speaks volumes. Along with the option of a 10-year rental guarantee that offers 10 years’ income, 10 years’ free maintenance and an interior renovation of the apartment – not forgetting the amazingly low prices for property in the capital city of Europe’s largest economy – this really is as close as you can get to the perfect investment vehicle.
