Our telephone number is 353 1 297 3394 and our email address is info@belmoreinternational.com.   Belmore International is a young and dynamic company which specialises in promoting investment property in emerging markets, which satisfy the company’s strict investment criteria.

These criteria are as follows:

  1. The market must be in the early developmental or recovery stage
  2. It must be backed by favourable taxation and fiscal policies
  3. It must be undergoing healthy infrastructural development
  4. It must be experiencing strong private inward investment.

We believe these criteria will create the fundamentals for strong capital appreciation.

 

 

 

History

 

Belmore International commenced operations, as a partnership in April 2000, selling foreign property in two regions of Spain: The Costa Brava and The Costa del Sol. We operated successfully and exclusively in Spain for three years before downsizing operations towards the end of 2003  in the face of what was an obviously overheated market. Many of our clients in Spain sold out at this point making handsome profits. In 2004 we moved into the Cape Verde market and quickly became the largest Irish independent agent operating in Cape Verde. After this we took on sales in some of the Canary Islands, Southern Italy, Turkey and Egypt, and we operate vigourously in all of these markets today. Other markets are to follow. We have been the No. 1 selling agent in Europe for some of the developments which we have brought to market.

 

On 29th July 2005 a limited company was formed which took over the operations of Belmore International  and which is registered at the companies office in Dublin.  All returns and documentation is filed up to date.

 

Philosophy

 

Amid all the sales hype of selling foreign property the truth is often distorted. However, at Belmore International we are not only committed to the truth but we endeavour to find out what a client's individual requirements may be, so that we can point them in the direction of properties which may be more suitable to their specific needs.

 

Our approach is to provide the most comprehensive information on each development to our clients so that they can make a relaxed and informed decision on their investment. Nothing is too much trouble for us and every request for additional information will be dealt with as quickly and as comprehensively as possible.

 

Inspection Trips

 

We operate regular inspection trips where we take care of every travel detail from start to finish. Group Inspection Trips are accompanied throughout by a member of our own staff who will be aware of each individual's requirements. Individual inspection trips are not accompanied by us but each client is met at the arrival airport by our foreign representative, hosted while in the region and returned to the departure airport on completion of the inspection. Please refer to the section on the development of your choice for the latest details.

 

Property Passport

 

We are committed to the highest possible standards:

 

1. We are a fully independent company and are not a front for any developer, agent, lawyer or other party in the business.  Our staff are fully trained, highly experienced and very knowledgeable and can be contacted at our offices.

 

2. We only sell property where the land  is registered to the vendor.

 

3. Building Licence or Planning Permission must be in place. In some cases where this is imminent we may accept  provisional reservations to secure a particular property - but in this instance the client will be clearly informed.

 

4. Where possible we sell property which is either bonded or bank guaranteed. Because of the stage of development of the banking system in some emerging markets this is not always possible. Eeither way the client will be clearly informed. Refer to the section dealing with the property of your choice for clarification on this.

 

5. As stated above we not only assist with inspection trips but also with updates on building progress  (there is a special login facility on our website where purchasers can view photographs of the building progress of their chosen development). We liaise with the developer on problems or delays and can arrange for snagging and inspections to be carried out. We assist with closing, furnishing and letting.
